Building Disputes Advice

In the event that you find yourself in dispute with your builder or trades-person about a structural problem with a building, you may appreciate an independent assessment of the issues and discussion of your position.

Expert Witness for Mediation or Court

If a dispute with your builder or trades-person is considered serious enough and escalates toward court, inspections and report writing to detail the issues involved and clarify your position, in the form required by a South Australian court, can be undertaken and produced.

Building Maintenance Assessments

As a building-owner or property-manager you may wish to, or be required to, establish a maintenance schedule to ensure the on-going protection for a portfolio of buildings

Site-meetings with individual trades-persons can be time-consuming and the information will still require collation into an over-arching schedule describing service and frequency of service.

Swimming Pool Safety-Barrier Assessments

With effect from 1st october 2008, if you are a building-owner or real-estate agent selling a house which incorporates a swimming pool of any age, you are required to ensure that its pool safety-barrier is effective and fully-complying (with section 71aa of the development act 1993).

An on-site meeting can be arranged to assess compliance, supply a certificate of compliance (if appropriate), or discuss options for rectification (if appropriate).

Pre- and Post- Construction (Dilapidation) Assessments

As a builder, building-owner or property-manager contemplating significant building work on, or near, a boundary you may require a ‘before and after’ set of inspections and reports documenting the initial state of the neighbouring buildings together with any structural damage resultant upon your building work. Cost Regression Reports

An investor, purchasing a residential property, may be able to secure a taxation advantage and claim a capital works allowance by being able to authoritatively demonstrate to the Australian Taxation Office what the dwelling would have cost to build.

Asbestos Registers

With effect from april 1991, if you are a building-owner of a commercial or industrial building, you are required to ensure that you have completed a survey of where asbestos containing materials can be found on the premises in order to safeguard employees and contract construction workers. The penalty for non-compliance could be a $10,000 fine.
